Description:

Salary Range: $98,000 - $120,000 + bonus eligible

Position Type: Exempt, salaried, in accordance with applicable laws

Driving Requirement: Yes; screening required

Education and Experience

  • High school diploma or GED; 6 years experience in engineering, maintenance, or related field; technical training in HVAC-R/Electrical/Plumbing
  • OR 2-year degree from an accredited institution in Building and Construction, Engineering, Mechanics, or related major; 4 years experience in engineering or maintenance; technical training in HVAC-R/Electrical/Plumbing

Core Work Activities

Managing Engineering Operations and Budgets

  • Collaborate with property and regional engineering leadership to monitor performance against budget and address concerns
  • Manage physical plant including equipment, refrigeration, HVAC, plumbing, water treatment, and electrical systems per SOPs
  • Administer service contracts to support property needs
  • Ensure fire crew understands procedures, equipment, and alarms
  • Coach engineering team to control expenses such as wages, utilities, tools, and supplies
  • Manage and control utilities (heat, light, power)
  • Develop engineering operating strategies aligned with business goals
  • Develop and oversee engineering budget
  • Integrate departmental goals into operational plans
  • Oversee preventative maintenance and long-term asset protection plans
  • Review financial reports to assess performance against budget
  • Proactively address concerns and propose solutions to owners
  • Communicate departmental goals clearly to achieve desired results

Maintaining Engineering Standards

  • Ensure compliance with regulations
  • Maintain life safety systems (fire equipment, sprinkler, alarms)
  • Keep licenses, permits, and certifications current
  • Administer property policies consistently

Managing Profitability

  • Manage operations to budget; review financial statements
  • Monitor and manage payroll and controllable expenses
  • Participate in capital expenditure planning
  • Prepare financial critiques and reports
  • Educate staff on financial impact of operations

Conducting Human Resources Activities

  • Ensure fair treatment of employees
  • Complete disciplinary procedures and documentation
  • Use feedback and open communication to address concerns
  • Recognize team contributions
  • Resolve guest issues and escalate HR concerns as needed
  • Maintain ongoing communication about operations and objectives
